A dinâmica de expansão urbana e valorização fundiária em Presidente Epitácio - SP

Abstract

This work seeks to analyze the process of urban expansion in the city of Presidente Epitácio, verifying the land valuation that has been occurring in the expansion areas and giving special attention to the vectors that have driven the subdivision of land in new locations. For this purpose, the knowledge of Urban Geography on centrality, urban expansion and restructuring of the city is used, in addition to the support of the Economy in the analysis of the real estate market and the understanding of the dynamics of land valorization. From this base, information was sought about the dynamics of expansion in the municipal context, in addition to valorization, through consultations with newspapers, realtors and the government. This information supported the elaboration of cartographic materials that proved to be essential in understanding the object of study. Finally, there was a dynamic of expansion closely linked to tourism, in the case of residential areas targeted by tourists, while the dynamics of residents does not occur in the same way, often in other sectors of the city. There is a break with the old structure of the city, at the same time that the lives of the residents are impacted by new habits and local development becomes increasingly linked to tourism.
